The Fire Sprinkler Scope of work consists of adding pendent sprinklers due to new wall and ceiling configuration. The new light hazard area will have quick response sprinklers throughout. The kitchen area has standard response sprinklers. Per the building plan review, this is a change of occupancy therefore the current code(s) shall apply
Building Department Scope:
(CITY BUFFET ASIAN RESTAURANT) Remodel combining two former spaces (approximately 2,700 sq. ft. and 5,400 sq. ft.) changing occupancy into a new 7,924 sq. ft. assembly restaurant space in existing shopping center per approved plans. Work to include select interior demolition of non-structural walls, finishes, electrical, mechanical, & plumbing with modifications to sprinkler and alarm system to be under separate permit as regulated by the fire department. There is an existing 1-hour fire rated wall creating the boundaries between tenants on north and south. Construct new walls to create the entrance / check-in area; kitchen / preparation area; storage, cooler , freezer units; accessible men's & women's restrooms and accessible route; and a private dining area. Interior finishes, electrical, mechanical, plumbing, sprinkler, alarm and Type I grease duct, hood & exhaust system and Type II hood & exhaust system with non-combustible support to structure above. NOTE: This existing building is fully fire sprinklered with 60 feet clearance all around for unlimited area (includes Shopko & strip mall areas). Occupancy use groups other than "B/M/F/S" cannot exceed 10% of existing building area under original UBC codes. The three "A2" occupancy max out the allowed 10% allowed for original building review process. drs
Fire Sprinkler System Design/Spacing:
The existing system is a grid with 2½”x2½”x1½” pipe sizes. The existing system was calculated for Ordinary Hazard II .19/1500. The tenant requires Light Hazard and Ordinary Hazard Group I. Based on a new flow test the existing sprinkler system will no longer achieve the design density.
