The Fire Sprinkler Scope of work consists of adding fire protection to a new wing of a school. In addition, an area adjoining the new addition is also being remodel. The building and new building extensions have two levels. The area above the lower level has a non-combustible interstitial space. Above this space is a combustible space, partially filled with insulation. A portion of the combustible space will be protected with concealed space sprinklers. There is above and below protection throughout the remodel area. The system has one riser and no floor control valves. Since this is, primarily an existing system the plan reviewer is not requiring floor control valves on the new extension because it is impractical. The system is a mixture of a tree, grid, and loop mains with telescoping branch line piping.


Building Department Scope:

(ST. JOSEPH'S ELEMENTARY SCHOOL - EXPANSION) To add a two story, 7,189 sq. ft. addition on the south side of existing gym. Work includes completely demolishing a 2,400 sq. ft. one-story structure attached to the south side of gym; and select interior demolition on the 1st & 2nd floor of existing school in area of new addition. Construct footings / foundation for new 2-story addition on south side of gym; exterior & interior walls, floor and roof systems; interior corridor and stairway; finishes, millwork, mechanical, electrical, plumbing, sprinkler and alarm system modifications; accessible interior and exterior route, accessible restrooms and drinking fountains. The new flow switch has been installed but when testing it the outside alarm bell would barely ring and then quit. And then 10 to 20 seconds later would ring again and then quit. This was an issue years ago with Ames backflow preventors but this one is a Wilkins. It finally activated the fire alarm panel but this issue needs addressed so that the bell continues to ring when the flow switch is activated.

Upright heads at the first floor corridor are blocked by adjacent truss webs due to distance of the deflector from the deck, two pendent heads at classroom 201 need to meet fig. 8.6.5.1.2(b) NFPA 13, storage room 204 uprights are obstructed by ductwork. Remainder of drop ceiling areas are okay for cover.

Noted items include; 1st floor- missing 4 seismic braces, overspaced uprights at room 101 and 109, 2nd floor- pipe sizing at room 200 does not match plan, need to sheetrock concealed space or provide sprinkler protection, provide clearance at the floor for the 2" dry feed to the wheelchair ramp. Okay to cover new exterior canopy and ceiling above the ramp.
