The Fire Sprinkler Scope of work consists of providing a wet pipe sprinkler system for a two level dwelling per NFPA 13D. All piping except for the riser will be CPVC.


Building Department Scope:

"This structure is located in Wildland Urban Interface zone A. Construction shall adhere to WUI construction standards." - To construct a new 6,492 square foot, One story w/ a daylight basement (3,689 square foot Main floor / 2,803 square foot Daylight basement) single family dwelling with 4 bedrooms, 5 bathrooms, two 1/2 baths, approximately 573 square feet of covered lower outdoor room, 770 square feet of main floor outdoor room, and a 2,228 square feet attached garage. All work shall be per the approved plans, Engineering, attached plan review report, and all other reviewing agencies approvals. This structure is located in WUI zone A and requires a class A fire-rated roofing material, noncombustible siding products and one hour fire rated soffits with no openings. A letter from the applicant’s geotechnical engineer indicating that the footing sub-grade is acceptable must be approved by Public Works prior to scheduling a footing inspection. Insulation tenting for cold cavity protection at the main level completed okay with the exception of four locations. General and sub-contractor finished adjustments today while on site. Overhead install approved for cover. Also discussed obstruction criteria with regard to residential style heads such as light fixtures, finishes, etc.

Verified plan modification work. Basement rough-in only okayed for cover. Discussed cold cavity protection issues at the first floor and underground fire supply line work that appears to have been completed without an associated FIR permit or inspection for cover.

The piping installation does not match the approved plans. The riser location has been changed. Pipe routing for the main and branchlines has changed. Pipe routing to and in the basement remote area has changed. Pendant head locations have changed. Pendants are supplied from different sources. Alot of additional fittings have been added including four additional elbows in the basement remote area. This does not include the additional fittigns in the supply piping to the remote area. Pendants have been relocated to soffits instead of being installed in the high ceiling areas. Also the wall layout does not match in all locations to the city approved plans. There are areas where hvac duct work is obstructing the pendant heads. Todays inspection was only for the basement area since the main level piping has not been completed yet. Plans need to be resubmitted showing all changes in routing and fitting counts prior to covering by sheet rock. I spoke to Bruce the fitter, Tony Young and with Jerry with Petra about the issues but agreed that I would allow the installation of insulation, for sound proofing, above the piping. This insulation, it was agreed would be installed above the sprinkler piping and would not obstruct my view of the sprinkler piping for the future cover inspection.
