The fire sprinkler scope of work consists of protecting a two level apartment building per NFPA 13R. The system is supplied by 4”x60’ ± C-900 underground piping. Extended coverage residential sprinklers and CPVC piping are being utilized.

(THE DISTRICT AT PARKCENTER - COTTAGE BUILDING A - #3) (The drawings are filed under permit BLD14-01818 in ePlanReview) To construct a 10 dwelling unit two story apartment building with each unit having its own garage (i.e. 10 garages). The total floor area of this building is about 14,708 square feet (8,374 square feet 1st story and 6,334 square feet 2nd story). All ground floor units are required to comply as Type B units. Two of those ground floor units within Cottage Building A - #2 are required to comply as Type A units. Work is to include interior nonbearing walls, 1-hr bearing walls, 1-hr roof-ceiling assemblies, 1-hr floor-ceiling assemblies, 1-hr dwelling unit separations, attic insulation, interior doors, exterior windows and doors, insulated exterior walls, “Hardi-board” exterior siding, exterior manufactured stone wainscot, composition roof shingles, common stairways within a 1-hr corridor, private interior stairways, garages, garage overhead doors, millwork, and finishes. Structural work includes concrete footings, concrete stem walls, concrete floor slabs on grade with thickened footings at interior bearing walls, wood floor trusses, wood roof trusses, wood columns, wood beams, and shear walls. Special inspection is required for soils, concrete, and wood. The designs for the roof trusses and floor trusses are deferred submittal items. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13R as regulated by the Fire Department. **CJW**

Plan Modifications Are Required. Could not perform/finish rough-in since not all of the r/c's (pendant heads) had been installed. I found a missing head in the second floor remote area. There are extensive pipe changes which includes routing and many additional fittings including changing from the approved sidewall heads to pendant heads in the garage areas. Patio sidewall heads have been re-routed. Hangers are missing and heads are overspaced. Some heads can't provide coverage due to shadowing caused by walls (instead of installing two heads as per the plans, the fitter is trying to use one head to provide coverage). No tenting has been installed yet. The Fire Dept Connection was in the process of being installed in another location that was not shown on the approved plans.
