The fire sprinkler scope of work consists of providing a NFPA 13 system for a new transition housing building. This is a new two story apartment building but due to a 20’ dead end corridor the building is protected per NFPA 13 NOT NFPA 13R. There is a wet system for the lower floor and a dry system for the upper floor. The system is supplied by 6” underground piping to a 4” backflow preventer through a 4” header to a 2” wet valve and a 3” dry valve. Due to the distance to the nearest hydrant the FDC is located remotely and is shown on the underground drawing.

[BLD16-01427] - The fire sprinkler system per NFPA 13 is used to allow dead end corridors more than 20 feet long and as required for R-2 Occupancies. To construct a 10,382 square foot building (5,355 square feet 1st story and 5,027 square feet 2nd story) to be used for transitional housing for women and children (4,492 square feet 1st story and 4,264 square feet 2nd story) and for offices (762 square feet 1st story and 719 square feet 2nd story). Work is to include concrete footings, concrete foundation, concrete slab on grade, wood stud exterior walls, interior and exterior shear walls, interior and exterior bearing walls, wood floor joists, wood roof trusses, wood sheathing for floor and roof diaphragms, asphalt shingles, wood siding, fiber cement siding, exterior windows, exterior doors, one interior stairway, one interior stairway rated like a corridor, one exterior stairway, interior fire-rated corridors, interior nonbearing walls, interior doors, millwork, and interior finishes. The restroom that serves the office area is required to be accessible to the disabled. Two sleeping rooms and their restrooms on the 1st story are required to comply as accessible units. All other sleeping rooms and their restrooms on the 1st story are required to comply as Type B sleeping units. Special Inspection required for soils, concrete, welding, wood diaphragms, and wood shear walls. Metal plate wood trusses are a deferred submittal item. New concrete steps and handrails, a new trash enclosure, and a new 250 square foot storage shed will be constructed at or near the existing “T” shaped building. The work is required to comply with the approved drawings, with the plan review report, with the structural design, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system, if provided, is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

Partial rough to cover inspection complete for overhead fire sprinkler piping located on level 2 dry system, notated the city approved drawings with yellow highlighter/red ink for area's approved for cover. Noted that the city approved drawings are allowing return bends with regular pendant heads in place of dry pendant sprinkler heads on the attic dry system, verified this install method with plan reviewer (This is not a normal practice for pendant install on a dry system). City approved drawings state "Tenting of return bends in lieu of dry pendant sprinklers was approved by the fire marshal's office" Tenting inspection has been completed for return bends and pendant heads on level 2 dry system.
