The fire sprinkler scope of work consists of installing a complete automatic wet pipe fire sprinkler system throughout the existing tenant space per NFPA 13 2013 for light and ordinary hazard I. Work will begin at the connection to the 6" fire stub at the property line and extend 12' of 6" ductile iron to the riser room.

This tenant space is separated from the West building by a 3-hr fire wall and from the rest of the East building by a 2-hr fire barrier wall. A fire sprinkler system will be installed throughout the fire area containing this tenant space to allow a floor level above the level of exit discharge and to allow the occupant load to exceed 100. The fire sprinkler system will NOT be installed throughout the entire building. To remodel an existing 1,879 square foot tenant space for a new restaurant tenant. The existing 762 square foot basement will be made available for occupancy and a 291 square foot mezzanine will be constructed. The entire area of this tenant space including the basement and mezzanine will be about 2,932 square feet. Mezzanine work includes concrete footings, steel columns, steel beams, steel braced frames, a steel moment frame, wood floor joists and sheathing, a stairway, guards, and handrails. Special Inspection is required for concrete, for post-installed anchors in hardened concrete, and for welding. A new stairway to the basement will also be constructed. A floor infill will be constructed at the former basement hatch opening. An exterior shear wall will be constructed at the North exterior wall to improve the lateral force resistance of this building. Other work includes three (3) Type I grease hood and duct systems (one of the three systems will be dedicated to a solid fuel burning appliance), a roof top make-up air unit, an exterior vertical uplift bi-fold door, a bar, exterior windows, exterior doors, suspended acoustical ceilings, a suspended wood plank ceiling, and interior finishes. The structural evaluation of the roof and the structure modifications needed to support the new roof top make-up air unit and the grease hoods is a deferred submittal item. The existing restrooms are required to be maintained accessible to the disabled as defined by the 2003 IBC. Interior nonstructural demolition was allowed to be done under permit BLD17-02735. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any installation work on such systems. **CJW**

This project includes approved code alternates to the following fire protection systems and/or building life safety systems. Please review the supplemental documents attached to this building permit case for details. Fire protection “shop drawings” shall include approved code alternate design.

• There is one AMM at this time. The AMM does NOT affect the fire protection.
