Tenant Improvement of an existing Type II-B Sprinkled prefabricated metal building to warehouse and office space with a second floor addition within the office space area. Improvements include but are not limited to new window and door fenestration in the existing building, new exterior paint and metal and wood siding on the north elevation, new non-combustible interior wall framing and structural floor framing of steel and concrete pan deck for new second floor, restroom, office, conference, storage and break room areas, new mechanical, plumbing and electrical, modifications to the existing fire sprinkler and alarm system. Additional exterior improvements would include a paving overlay of the existing parking area, re-stripe and new landscape features.

Fire Protection Contractor’s Note:
The building permit has not been issued at this time. The building department may determine that changes are required to the building plans in order to meet code. The changes may affect the sprinkler system. The sprinkler contractor will be obligated to make all necessary changes that may be required. Therefore, if the sprinkler contractor chooses to proceed without an issued building permit, they will do so on their own cognizance. This note does not constitute an early start agreement.
