(MOD PIZZA – RESTAURANT – SOUTH END) (DRH18-00522) The fire sprinkler system is used for fire area. This permit shall not be issued until permit BLD19-02463 is issued (aforementioned permit issued 8/8/19 GF). To construct improvements for a new restaurant tenant within an existing 3,090 square foot shell tenant space. This building was formerly occupied by “TGI Friday’s” restaurant. Work is to include interior nonbearing walls, two toilet rooms accessible to the disabled, booths, tables, chairs, kitchen equipment, a walk-in cooler/freezer, a direct vent pizza oven, a suspended acoustical ceiling, gypsum board ceilings, and finishes. A new gate will be installed in an exterior fence to swing in the direction of egress travel from an exterior patio area along an egress path from the restaurant. Structural work is to include modifications to two interior shear walls to maintain or restore their capacity to resist lateral loads (wood structural sheathing, sill anchors, hold downs, drag strut, and beam). Special Inspection is required for welding and for post-installed anchors in hardened concrete. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

Plan intake review approved. Before this permit is issued, a separate permit is required to be issued to authorize the structural upgrades that are required to restore the capacity of this building to resist lateral loads in compliance with the 2015 IBC. The new openings in the East, West, and South walls were made without a lateral load structural evaluation to demonstrate that the capactity is either at least being maintained or not reduced below the levels of the 2015 IBC. A complete and thorough lateral analysis of this building taking into account all changes and improvements to the lateral load resisting system is required. CJW
