(DRH18-000481) This building does not have a fire sprinkler system. To construct a two-story office building having a total floor area of about 4,944 square feet. One tenant will be occupying both stories (First Floor = 3,131 SF and Second Floor = 1,813 SF). Work is to include concrete footings, concrete foundation walls, crawl space, exterior concrete stairway to serve the below grade level, concrete retaining walls at the stairway, wood joist floor system recessed down into the perimeter concrete foundation walls with wood sheathing, wood beams and columns to support the floor, wood stud bearing walls to support the floor, 2x6 wood stud exterior bearing walls, wood stud shear walls with structural sheathing and hold downs, exterior stucco wall finish, exterior stone veneer wall finish, exterior windows, exterior doors, wood roof structure using energy trusses with a vented attic, concrete tile roof covering, metal roof covering, roof gutters and downspouts, interior non-bearing walls with gypsum wall board, 2 single-user toilet rooms accessible to the disabled, interior doors, interior windows, millwork, and finishes. Special inspections are required per the structural drawings and form #310. The design for the roof trusses is a deferred submittal item. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. **JHB**
