Description
Construct a 41,472 square foot building per the attached site plan. This warehouse has been designed with the potential for four tenant spaces that will be filled by future tenants with individual entrances, offices, and restrooms. Two of the office and restroom spaces will be built. Each tenant space has one loading door near the entry and two loading docks at the back of the building. The exterior design of the building expresses simple and clean lines with the use of durable construction materials. The warehouse is a single story structure constructed using tilt up concrete panels. Rooftop mechanical units are screened with an attractive bronze screen wall that visually ties to the fire pump room at the ground level. The warehouse is easily identified by its accent color banding and large format building letters on each corner. Overall the building fits within the surroundings and character of the neighborhood with light manufacturing warehouses and adjacent outlet mall.

Large site, 2 buildings up and work on 3rd pad. Inspect all together. Washout is clean and maintained, no trackout or other issues. Site is mostly below grade and no dirt is leaving site. Worker parking area is pit run and not muddy, only one way in or out. Lots of water currently on site, dust is not an issue. Machines in mud are not leaving site.
