(4-16-20 PLAN MODIFICATION TO CHANGE THE POTABLE WATER PLUMBING SYSTEM FOR ALL APARTMENT UNITS. PEX MANABLOCK MANIFOLDS WILL NOT BE USED.) The NFPA 13-R fire sprinkler system is used for occupancy. To construct a 35,650 square foot, 3 story apartment building (11,950 square foot 1st story, 11,850 square foot 2nd story, and 11,850 square foot 3rd story) with a total of 36 dwelling units (12 on each story). All dwelling units on the 1st story are required to comply as Type B dwelling units (11 Type B and one Type A). Since there is no elevator in this building, the dwelling units located on the 2nd and 3rd stories are not regulated for accessibility to the disabled. Work is to include concrete footings, concrete stem walls between conditioned and unconditioned spaces, concrete pedestals, concrete slab on grade with thickened slab at interior bearing walls and R-10 perimeter slab edge insulation between conditioned and unconditioned spaces, 2x6 walls between conditioned and unconditioned spaces with R-20 cavity insulation, wood columns, shear walls with gypsum panels or structural wood panels and hold downs, an unconditioned fire-resistance-rated corridor on each story, two unconditioned 1-hr fire-resistance-rated exterior stairways, 1-hr dwelling unit separation walls between dwelling units, draftstops in the attic, 1-hr dwelling unit separation floors between dwelling units, engineered wood truss roof system with a structural wood panel roof deck and R-49 insulation installed on top of the ceiling with the attic vented to the outside, roof overbuilds, ladder and roof hatch to access roof top heat pumps, exterior windows, interior doors between conditioned and unconditioned spaces, exterior cementitious lap siding, exterior brick veneer, exterior stucco, guards, handrails, asphalt shingles, 3-ply roofing membrane at flat roof areas, roof drains and overflow drains, interior millwork, and interior finishes. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The design for the engineered wood trusses is a deferred submittal item. The fire sprinkler system is required to comply with NFPA 13-R and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

b. Remove the existing sidewalk on Fairview Avenue and replace it with a new 5-foot wide concrete detached sidewalk located in its ideal location. This location will be determined prior to the issuance of any building permits.
Provide a recorded cross access agreement from the owner to the east to allow the connection from this development to Dawn Drive.
Provide a 5-foot wide concrete pedestrian connection that will extend from Building A to Fairview Avenue.
Provide a 5-foot wide concrete pedestrian connection that will extend from Building B to Fairview Avenue.
Provide a 15-foot rear setback (north) and a 5-foot side setback (east) for the trash enclosure located in the northeast corner of the site.
Stripe the standard parking stalls as 20-foot deep stalls or provide a 7-foot setback along the east and west property lines where a bumper overhang has been proposed.
A 6-foot wide concrete sidewalk is required in all locations where an 18-foot deep parking stall is located adjacent to a sidewalk.
All compact parking spaces shall be clearly identified.
Construct the interior and terminal planter islands to be a minimum of 8-feet in width (measured inside of curb to inside of curb) and provide at least one Class II tree within all of the interior and terminal planters.
Revise the site and landscape plan to identify the Valley Ride Regional Transit bus stop on Fairview Avenue.
Provide an easement for portions of the transit stop located on private property.
The vinyl fence shall not be white in color.
Continue to work with staff to provide a cohesive and quality exterior building design in regard to material breaks, the application of brick on each building and the color palette for the development. This may include providing a brick wainscot or brick corner elements on each building, reevaluating the location of material breaks and further refining the color palette.
Employ techniques to recess windows above the ground floor a minimum of 2-inches from the façade or incorporated window trim at least 4-inches in width.
All light poles and fixtures shall be located outside of landscape planters which contain trees as required by the landscape ordinance. All lighting shall also be designed and located so as to prevent glare or direct light from falling onto adjoining properties or streets. The illumination of all light fixtures shall not exceed two foot candles as measured one foot above the ground at property lines shared with residentially zoned or used parcels.
Carports have not been reviewed and approved with this application. If carports are to be provided within the project, the applicant will be required to submit a design review application for the carport structures. Also, all drive aisles are required to be 24-feet in width between building appurtenances such as carport overhangs.
