INSTALL 165'-0" OF NEW 6" C-900 UNDERGROUND TO NEW BUILDING.
(HARRIS RANCH MIXED USE BUILDING - BLD14-03081, BLD14-03228, AND BLD14-03229 ARE ALL ATTACHED TO CASE BLD14-03081 IN EPLANREVIEW) To construct a new 3 story mixed use building having a total floor area of about 13,251 square feet (4,342 square feet 1st story, 4,663 square feet 2nd story, and 4,246 square feet 3rd story). The 1st story will be used for future retail and/or assembly tenants. The 2nd and 3rd stories will be used for a total of 7 residential apartments (six 1 story units, three on each story, and one 2 story unit). This permit is intended to establish a Certificate of Occupancy only for the residential apartments located on the 2nd and 3rd stories. The 1st story commercial tenant spaces are required apply for and receive their own Certificates of Occupancy before occupancy. Work is to include concrete retaining walls, concrete footings, concrete foundations, exterior concrete flat work, interior concrete slab on grade, wood stud exterior walls, wood floor systems, wood roof systems, exterior windows and doors, interior windows and doors, two 1-hr stairway enclosures, vertical and horizontal 1-hr dwelling unit separations, a 1-hr occupancy separation between the 1st and 2nd stories, .5-hr corridors on the 2nd and 3rd stories, a ladder and hatch to serve the roof, millwork, interior finishes, and exterior finishes. The work is required to comply with the approved drawings, with the plan review report, with the structural design, and with all applicable codes and ordinances. Special inspection is required for concrete, soils, and welding. The design for the engineered wood trusses and the design for the aluminum balcony and railing system are deferred submittal items. The fire sprinkler system for the entire building is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. **CJW**
