To construct improvements within an existing 20,318 square foot shell tenant space located in the North end of Building C for an assembly occupancy to be used as a baseball and softball pitching and hitting training facility. This shell tenant space was demised under permit BLD17-02817 when the 51,402 square foot building shell was constructed. This tenant space is required to be separated from the rest of the building by a 1-hr fire barrier wall to function as an occupancy separation. Work is to include interior steel stud walls, a gypsum board and steel stud ceiling above the office and retail sales area, two toilet rooms accessible to the disabled, vinyl coated chain-link fencing to define an egress corridor, soft wall netting for pitching and batting tunnels, new storefront glazing to replace an overhead door, suspended acoustical ceilings, suspended gypsum board ceilings, millwork, and finishes. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
