The fire sprinkler scope of work consists of protecting a six level building per NFPA 13. There is parking garage in the basement. The basement part of the first floor are protected with a dry system. The first floor also has a retail space. The remainder of the first floor is residential and incidental use areas. The residential areas of the first floor have mezzanine. Floors two – five are residential and utilize CPVC piping and residential sprinklers. There are two manual wet standpipes. Standpipe one has floor level control valves for the sprinklers. All floors are designed as tree type systems.

• This building is NOT considered a high rise. The top floor is 61’-9 3/8” above grade.
• This building is over 30’ and therefore, requires standpipes in all required stairwells.
• NFPA 13R is limited to 60’ (Ref: NFPA 13R: 1.1). The building is 72’4” ± which, does NOT qualify to be protected under NFPA 13R and therefore is protected per NFPA 13.
• This building does NOT use the special City of Boise ordinance.
• Exposed piping is steel. Concealed piping on floors 2-5 is CPVC.


Contractor’s Note:
The building permit has not been issued at this time. The building department may determine that changes are required to the building plans in order to meet code. The changes may affect the sprinkler system. The sprinkler contractor will be obligated to make all necessary changes that may be required. Therefore, if the sprinkler contractor chooses to proceed without an issued building permit, they will do so on their own cognizance. This note does not constitute an early start agreement.


[BLD16-00563] – Bldg #1: Construct a five story plus 1 story basement building consisting of approximately 101,000 GSF with a residential area of approximately 70,500 GSF including ancillary space. The structure will be a concrete parking garage, plaza and street grade concrete lid with wood framing systems for floors one through five along with the roof deck. The exterior envelope will be brick, EIFS, aluminum storefront, vinyl windows and a membrane roof system.
