(BOISE PLAZA LOBBY REMODEL – 1ST STORY) (2-11-18 PLAN MODIFICATION TO CONSTRUCT A CONCIERGE DESK, A COFFEE BAR WITH PENDANT LIGHT, FOUR (4) 24 SQUARE FOOT MEETING PODS WITH OPEN WOOD LATTICE CEILINGS AND WALLS CONSTRUCTED OF CONCEALED FIRE-RETARDANT-TREATED WOOD AND ATTACHED TO THE FLOOR WITH POST-INSTALLED ANCHORS IN HARDENED CONCRETE, AND FOUR (4) INTERIOR DECORATIVE CANOPIES WITH STEEL COLUMNS, BEAMS, AND HANGING DECORATIVE SHAPES. SPECIAL INSPECTION IS REQUIRED FOR WELDING AND FOR POST-INSTALLED ANCHORS IN HARDENED CONCRETE.) The fire sprinkler system is used for high-rise and for the atrium. To remodel the 11,271 square foot 1st story lobby having 4 elevators that give access to other stories. The existing triangular-shaped planters (including trees, other plants, and dirt) will be removed. Portions of the existing upturned concrete beams at the edges of the former planters will be removed to allow for the new configuration. After the remodel, the new floor area of the atrium, not including planters and elevators, will be about 9,510 square feet. Work is to include new concrete slabs over structural foam at former recessed planters; a new raised planter with a waterproofing membrane and adjacent bench seats; new planters flush with the floor having concrete retaining walls with waterproofing membranes, drains, and overflow drains; soil, trees, shrubs, and other plants in new planters; new wood and tile floor finishes; decorative tree-like canopies; wood bench seats with tile finishes at existing upturned concrete beams; galvanized planter pans above existing upturned concrete beams with adjacent wood bench seats; a coffee bar; meeting pods; a reception desk; and interior finishes. Special Inspection is required for concrete, for steel (including welding), and for post-installed anchors in hardened concrete. Deferred submittals include posts and attachments for new interior decorative tree-like canopies, a coffee bar, meeting pods, and a reception desk. The work is required to comply with the approved drawings, with the structural evaluation, with the plan review report, and with all applicable codes and ordinances. The atrium smoke control system is required to be maintained functional as originally approved. Access to at least 2 exits is required to be maintained from the 1st story lobby for the duration of this construction project. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
