The fire sprinkler scope of work consists of protecting four levels of a five level apartment building plus an attic (A complete total of 6 levels of fire protection in 3 permits). The first level and the underground are under two other separate permits. Extended cover residential sprinklers are being utilized throughout except for the attic, which has coin sprinklers. There is a class I standpipe throughout. The structure is divided into two building by the use of firewalls. The east portion is under building permit BLD13-02425 and the west portion is under permit BLD13-02424. There are two horizontal exits in the firewalls. CPVC piping is being used except for expose areas and the attic. Seismic sway braces are not required since the building is in a seismic category of B.

The underground is under permit FIR14-00638

The east wing consists of four floors of 32, 940 sq. ft. each, a total area of 131,760 sq. ft. with (91) dwelling units [(23)-2BR apartments (5 on 2nd floor / 6 on floors 3, 4 & 5 ) and (68) - 4BR apartments (17 per floor)]. All 2-BR units exceed 800 Sq. ft. in area and all 4-BR units exceed 1,100 sq. ft. in area. The east and west wings of the residential floors are divided by a 2-hour fire wall / horizontal exit assembly, extending from the top of 3-hour concrete floor to the underside of the roof deck sheathing, with fire retardant plywood deck extending 4 feet on each side of fire wall in place of a parapet. The dwelling units are separated from the parking area on the 1st level by a 3-hour fire-resistive horizontal floor/ceiling assembly. NOTE: Dry pipe system protecting the south attic space inspection failed as there are many obstructed sprinklers due to close proximity to draft stops. Many can be easily addressed as the draft stops were located on the wrong truss section. Some others will require adjustments in the sprinkler locations or adding some new heads to provide adequate coverage where heads cannot be moved. See plans were these discrepancies occur.

Everything passed except for two sprinklers. One was missing and one was slightly overspaced. The corridors were not inspected. The laundry rooms were not installed. The horizontal sidewall protecting the patios were not installed.

I also looke at the insulation on the second floor. The installation of the insulate was NOT acceptable. The insulation was NOT flush with the ceiling. I spoke with Shawn (Superintendent) and told him I would look at it again when the insulation was flushed.

Apparently, there has been a change in the design. The drywall is not going to the deck. This leaves the entire space between the second floor ceiling and the third floor an open combustible concealed space. This space will require fire protection. Until this matter has been resolved the cover on the second floor is on hold.

Inspection was for east wing of the 2nd floor. See the city approved plans for locations marked in red and dated with todays date. I noted one overspaced head that can be verified at final and two locations where the cpvc piping may be exceeding maximum flex. Many dummy drops are installed and no actual rc's or pendants and in these locations the dummy drop is very close to a wall.Rooms are ok to cover as marked (noted above). I spoke to the General Contractor about the fire stopping in the vertical chases and needing access to verifiy the fire stopping. He is going to try for a variance due to the fact he is building the vertical chases to meet 2 Hour construction.
