UNIT 506 WILL BE FINISHED UNDER A FUTURE SEPARATE PERMIT THAT WILL ALSO ESTABLISH A CERTIFICATE OF OCCUPANCY.) (3-5-19 PLAN MODIFICATION TO FILL CONCEALED COMBUSTIBLE SPACES WITH BLOWN-IN FIBERGLASS INSULATION ON THE 2ND, 3RD, AND 4TH STORIES IN LIEU OF COVERING THE COMBUSTIBLE WALL AND FLOOR MATERIALS WITH GYPSUM BOARD OR INSTALLING FIRE SPRINKLER HEADS WITHIN THE SPACES. THE 1-HR FIRE-RESISTANCE-RATED FLOOR-CEILING OR ROOF-CEILING ASSEMBLY ABOVE THE CONCEALED COMBUSTIBLE SPACE IS STILL REQUIRED. The fire sprinkler system (NFPA 13 below and above the podium) is used for story, height, and building area increase. The concrete podium was constructed under permit BLD17-03344. Uses are expected to include parking, storage, and perhaps office, retail sales, or assembly on the 1st story; two story residential condominiums on the 2nd story; and 1 story residential condominiums on the 2nd, 3rd, 4th, and 5th stories. To construct a 4 story, 66,878 square foot condominium dwelling unit building (71,400 including areas open to the sky) above a 22,327 square foot concrete podium shell that was constructed under another permit (18,553 square foot 2nd story, 17,875 square foot 3rd story, 15,225 square foot 4th story, and 15,225 square foot 5th story). Structural work is to include wood stud bearing and shear walls; structural sheathing for shear walls and floor diaphragms; shear wall hold downs; engineered wood floor joists, rim joists, beams, and columns; solid sawn wood headers, joists, and columns; engineered wood trusses and girder trusses; steel columns; and roof top screen walls for mechanical. Special Inspection is required for wood diaphragms, wind resistance, seismic resistance, etc. The design of wood trusses is a deferred submittal item. Other work includes 1-hr dwelling unit separation walls; 1-hr dwelling unit separation floors; 2-hr stairway enclosures, 2-hr fire barrier wall to function as a horizontal exit; 1-hr corridors; 2-hr trash chute with a vestibule at each story; insulation; exterior wall finishes; roof coverings; exterior windows; guardrails; awnings; concrete pavers and pedestals over a single ply roof membrane at decks; millwork; and finishes. Penetrations of the 3-hr podium for plumbing pipes, roof drains, hold downs for shear walls, etc. are required to be made without cutting any reinforcement, including post tensioned tendons. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The permit for the entire building shall not be finaled and a Certificate of Occupancy shall not be issued until the condo plat that removes the interior property line is completed. This permit is intended to establish a Certificate of Occupancy for the entire building except for the commercial shell space on the 1st story. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
