The fire sprinkler scope of work consists of complete renovation of the existing Gym and Performing Arts building. The existing building has three levels. Also, there is a new two story addition on the west side of the building. The new addition supplies the existing upper-level system cross main. The layout of the upper floor of the new addition is tree type with 4” main and 1½” lines. The bottom level of the new addition has a grid type layout with 4” mains and 1½” lines.

The fire sprinkler system is used for building area increase and for fire area. The entire single story West classroom portion of this building will be demolished. Within the Gym portion of this building on the 1st story the elevated wood framed stage, two structural columns, the locker rooms and the mezzanine floors above, the exterior windows, exterior doors, and the wood bleachers will be demolished. The East mezzanine will be maintained.

To construct a new 28,186 square foot classroom addition on the West side of the existing Gym building (9,189 square feet basement, 9,778 square feet 1st story, and 9,219 square feet 2nd story). For the new portion of this building, work is to include concrete footings; concrete foundations; basement concrete slab on grade; concrete and steel pan deck floors supported by steel columns, beams, and joists; masonry exterior walls; masonry exterior veneer; steel roof system with insulation installed on top of the roof deck; single ply roofing membrane; steel awnings; three coat exterior plaster; exterior concrete landings, stairs, and ramps with handrails and guards for this addition and for the building to the North; new concrete sidewalks; an elevator and 1-hr elevator shaft; interior walls; 4 toilet rooms accessible to the disabled; an assisted-use toilet room accessible to the disabled; interior stairways; doors; windows; and finishes.

To remodel an existing 31,341 square foot Gym building (12,048 square feet basement, 16,741 square feet 1st story, and 2,552 square feet 1st story mezzanine). For the Gym, work is to include structural modifications to the roof structure (i.e. new trusses, new truss braces, diaphragm cords, perimeter diaphragm nailing, parapet braces, etc. to replace removed columns and beams); interior steel columns and beams at exterior walls to resist out-of-plane lateral loads; floor structures at sunken floors; steel headers and jams at new masonry and concrete wall openings; wall furring; insulation installed on top of the roof deck; new single ply roofing membrane; new landings and bollards at exterior doors that swing into the alley; exterior brick infills at window openings in the alley wall; exterior brick repairs; handrails at the existing East exterior stairways; new interior stairways; a new 1-hr stairway enclosure; an elevator and elevator shaft; new exterior doors and aluminum windows; extending wood flooring for the playing court; bleachers; two toilet rooms accessible to the disabled on the 1st story; basement locker rooms with accessible showers, toilets, urinals, and lockers; interior walls; millwork; and finishes.

Special Inspection is required for soils, concrete, masonry, steel (including welding and bolting), and anchors post installed in hardened concrete and brick. The design for the tiered platform within the Micro Theater is a deferred submittal item. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system with an emergency voice/alarm communication system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

Radius ceiling tiles hang down 7 inches from the ceiling, tile locations to sprinkler heads are not code compliant based on tables 8.6.5.1.2 for standard spray sprinklers and table 8.8.5.1.2 for the extended coverage heads per NFPA13. No other items were inspected.

Todays inspection was just for the supply piping to the FDC that runs under the floor. The piping in itself is ok but the combustible concealed spaces on both side of the gym need to be addressed. I spoke to Tim Frost in plan review and he was going to follow up with the contractor. Piping can not be covered until this is resolved due to needing access to install additional piping , if required.
