The fire sprinkler scope of work consists of new assisted living facility with one wet system and three dry systems. CPVC piping, attic sprinklers and residential sprinklers will be utilized. The 8” underground supplies a 6” backflow preventer and 6” headers. There are two 6” dry systems and one 4”. There is one 4” wet system.

The underground piping is under permit FIR18-00322.

The fire sprinkler system is used for building area increase and for occupancy. The footings, foundations, under slab plumbing, and concrete slab on grade were done early start permit BLD18-01504. To construct a 47,379 square foot, one story building (33,224 square feet West “building” and 14,155 square feet East “building” separated by a 2-hr fire wall) to be used as an assisted living facility (50 units) and as a memory care facility (16 units having a total floor area of about 6,853 square feet). Within the assisted living facilities, occupants are expected to be able to respond to an emergency situation without assistance. Within the memory care facility, occupants are expected to need assistance to respond to an emergency situation. In both facilities, the need for bed movement is not expected within or between smoke compartments (i.e. no one is confined to their bed). Work is to include concrete footings, concrete stem walls, concrete pedestals, concrete slab on grade with thickened sections to support interior bearing walls, exterior and interior wood stud walls, exterior and interior wood stud bearing walls with headers at openings, exterior and interior wood stud shear walls with hold downs, wood beams and columns, wood trussed roof system with girder trusses, wood roof sheathing, exterior windows, exterior doors, board and batten siding, lap siding, manufactured stone wainscot, wood trellis accent awnings, metal accent awnings, corrugated metal siding, asphalt shingles, standing seam metal roofing, a 6 foot tall masonry screen wall, a 6 foot tall masonry trash enclosure, and a Porte cohere. Special Inspection is required for soils, concrete, shear walls, and roof diaphragms. The design for roof trusses is a deferred submittal item. Other work includes 22 “Unit A” assisted living units each having a toilet/shower room (375 sq. ft. each), 26 “Unit B” assisted living units each having a toilet/shower room (467 sq. feet each), 1 “Unit D” assisted living unit having a toilet/shower room (600 sq. ft.), 1 “Unit E” assisted living unit having a toilet/shower room (467 sq. ft.), and 16 “Unit C” memory care sleeping units each having a toilet room (208 sq. ft. each), a Men’s multi-user toilet room accessible to the disabled, a Women’s multi-user toilet room accessible to the disabled, two single-user toilet rooms accessible to the disabled, a commercial kitchen, a Type I grease hood and duct system, a Type II dishwasher hood and duct system, make-up air, exterior grease trap, a 2-hr fire wall to create separate buildings for building area, 1-hr smoke barrier walls to create smoke compartments, millwork, and interior finishes. At least 2 of the assisted living units are required to comply as “accessible units”. The rest are required to comply as “Type B dwelling units”. All of the memory care units will comply as “accessible units”. A separate permit is required for the future gazebo and trellis. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

Numerous heads throughout attic space are blocked, correct blockage issue. Numerous areas in attic space has no sprinkler protection. Sway bracing attached to truss webbing needs to be relocated to top cord, bottom cord or verticals. Need access to overbuilds to verify upright protection. Correct hangers on CPVC armovers that are over 6 inches.

Noted that hydrostatic tests can only be completed if the inside building temperature is maintained at 40 degrees or above with an un-interruptable heat source. If temperature cannot be maintained above 40 degress at all times then antifreeze will be required for hydros. If heat is shut off to building and the pipe is exposed to below 40 degrees after a hydro is completed then a new hydro will be required to verify intregrity of the system.
